What's the Pre-Settlement Walkthrough Report

Did you know that when you put an offer in on a property and it gets accepted and you are ready to go to settlement you have the opportunity to walk through the property before settlement?
You can actually walk through a few times to get measurements for carpeting or furniture, but there's an important walk through that happens the day of or before settlement where you get everything checked out and make sure that the property and house is in the condition that you thought it would be.
Like all things in real estate though there's a document for it, so lets review it together

When you walk through there are 4 things to pay attention to:
1. The property is in the same condition it was when you submitted an offer (it hasn't burned down, or washed away in a flood)
2. Everything you negotiated to have removed from the property should be removed.
3. Everything that was disclosed to be part of the property purchase should be there.
4. And the house itself should be broom swept clean.
If these are met then everything is great and you can simply sign off. If these are not met, then you can request that the conditions agreed to in your Agreement of Sale are met within a reasonable amount of time.
