With all of the changes happening around using a REALTOR® when buying a house, I wanted to share with you some of the value behind what a REALTOR® can do for you when you are looking to purchase a home.
1. Find a suitable Property. I use an MLS-system (Multiple Listing Service- this is a service that realtors pay for that connects them to all the other local REALTORS® and allows us to share listings with each other so we see it first. In many cases we can see before its even on the market.), I contact sellers who are still thinking of selling and are maybe just waiting for the right buyer to come around before they make that decision, I contact other offices within our company and outside of it to see if I missed something looking on the MLS, and we contact previous clients. See, not all the properties you see on the internet are available, and all available properties are not on the internet. So even if you are a Zillow wizard, I have way more resources to finding you your home.
2. Show Property. I am able to help point out features and benefits that fit your needs and remind you of those wants and needs because it is so easy to get distracted by the pretty shiny new houses, but when the papers are signed, I want to make sure that you still love the home after the rose-colored glasses come off. I help you compare properties because after seeing 10-20-30 homes it can be difficult to remember everything in order to make a decision on which one you liked and the negatives of each. Sellers stage their homes for a reason. I need to look at things that don't change, and how difficult it may be to change others.
3. Analyze the Market. Not only do I have access to see homes on our MLS-system, but I am also given tools on there to view the data for homes on the market and those which sold, and my REALTOR® training taught me how to analyze it. I use this information and skills to create a CMA (Comparative Market Analysis) for you, so you can make an informed decision as to whether you are paying a good price for a particular home or if you should offer less or look elsewhere. You want to buy a house, not just make an offer. Strategies are very different if it's a buyers or sellers market. I help you get the property for the best price and terms, whatever the market is.
4. Write the offer. Have you seen the standard contract for putting an offer in on a house before? It's a big one with lots of pages, and not to scare you too much, but you actually have 3 or 4 contracts just for one offer. Not to mention all the additional paperwork. I go through the contract to structure your offer to your benefit and review it with you without all the legal jargon. We need to be the "chosen one". A poorly written contract can be totally rejected. I will be sure that it meets your need while also satisfying the seller to the extent they choose your offer.
5. Negotiate on your behalf. I am trained in negotiating to get you the best price, terms, and condition for the current market. We don't want to leave anything on the table. Working with a trained negotiating expert assures you will know all your options and the pros and cons of all your decisions. I will never tell you what decision to make but I am sentient pros and cons list following you around making sure you know what it is you are agreeing or deciding to do, and once you've made up your mind, I get to go toe to toe with the agents and fight for you so that all you need to worry about is the color of your bedroom.
6. Follow-through to closing. I monitor your due-diligence dates, because yes in addition to stacks of paperwork, there are dates and deadlines that need to be followed for inspections and turning in paperwork in order to keep you compliant and in the running for the home you want. I work with the home inspector and assist with any issues. I work with the other agent and appraiser if needed, and I coordinate activities with all parties to get your transaction to closing. Offer acceptance is only the beginning. Getting to the closng with all the players moving in the right directions is my responsibility.
