1. Less is more
Aside from 1 or 2 prices of furniture per room you are going to want get rid of everything you can. Whether you're moving it to your new home, putting it in storage, donating it or calling a junk removal company get everything you can out. Rooms really should have more than 3 pieces of furniture each and if you can do less than 3 even better. Just keep repeating to yourself less is more. The less you have in the room the more the buyer can envision their decor, their style, and their ideas making them fall in love with your home.
2. Remove everything personal
Buyers want to envision themselves in your home so any family photos, personal certificates, awards, or diplomas, political or religious affiliated decor should be removed from your walls and shelves. Did you paint your child's bedroom with their name?-paint that wall a neutral color.Â
3. Hire the cleaning service
Don't get me wrong you can totally clean your home yourself, but here's the thing. You are moving. You have loads of paperwork to sign, deadlines to meet, prep work to do for after the move. Do you have a living situation in place for after the sale? Have you finished filling out your SPD? You have enough to worry about and you are also going to be cleaning areas of your home you may not have seen in years, like under the sectional, behind the hutch, under the bed. Buyers are going to want a clean house to view from the smell to the look, you want your home to be as clean as possible. I would suggest treating yourself and hire a pro to do it for you.
4. Go for fake plants
Unless you are still living at the property and have been maintaining these plants for a while already do not go buy yourself a new chore, or one for your potential buyers for that matter. Plants are some of the best decor for staging your home, but creating more work is the worst. Go fake. You can get yourself real plants for your new place instead.
5. If you can only update 1 thing go for the front door.Â
For very little money, it will raise the price of your home by up to 7% and make a lasting first impression on everyone who looks at your home both online and in person. The front door is the first image that pops up online and the first thing people will notice from the street and upon stepping into your home. Updating this will increase curb appeal, online views and invite people to want to see the rest of your home when they are their in person. Even if you are just going to paint, replace the hardware and add a doormat and potted plant these small things will make a big difference in the sale of your home.
