What is a Green Designated Agent?

Last year I got my Green Designation and I have written a few blogs about some of the programs I am aware of now since the designation, but what I never did was actually sit down and tell you about what the green designation is.


What is a Green Designation?

 NARs Green Designation: People, Property, Planet, and Prosperity is a market distinction and a part of the Green Resource Council that specializes in High Performance Homes and helping clients make informed decisions about the performance and sustainability of the homes they live in, sell, and buy.

This designation gave me the tools and information to become an expert in:

  • High Performance Homes

  • Improving Home Performance

  • Smart Home Technologies

  • Retrofitting and Replacing Systems

  • Remodeling and Renewable Energy Systems

  • New Custom Green Construction

  • High Performance Trends

  • Understanding Customer Motives and Priorities

  • Smart Growth

  • Appraising the Valuing Greener Homes

  • Being the listing and Buyers Agent

  • and Going Green

 

What does this mean?

Basically, all of that is a really fancy way of saying that I am able to help you and up with more green. More money in your wallet and more greenery for the earth.

High Performance Homes are home that are both energy and resource efficient, and best part is that most of what you do to your home is going to do one of those things. Put new windows in? Now you use your heating and cooling system less. Update to a smart thermostat? Now you use that heating and cooling system even less. Put in a new Energy Star Appliance? That new appliance is using less energy than the old one now. New roof? Added Solar? Switched to Geothermal? New Siding? Cleaned you ducts? Repainted with Low VOC paints? All of these count. Any time you are using les energy or less resources to maintain your home you are going to see that reflect on your monthly utility bills saving you tons of money, and the plant will be happy too that you aren’t draining her of resources as quickly. But this isn’t the only way that this is going to get you extra money.

 

How does it help you buy?

One of the things that is looked at when you are getting ready to buy is that your income will be enough to cover not only your mortgage payment, but also the rest of you bills. Now when you are looking at a high performance home those bills are going to be dramatically lower than one that is not high performance. Drafty windows, or exterior doors, older heating system, or duct work that hasn’t been maintained are all going to make your equipment run harder and break sooner, but also increase those monthly bills. Updated appliances use less resources and less energy. Now take it a step further literally and think about how often you are driving and those added extra costs.  What if your neighborhood offered the ability to walk or bike to the grocery store or school or pharmacy? You would be saving on gas and car maintenance as well saving you even more.

In the green washed market that we live in here today where you can’t trust “organics” any more than “organically made” because it does not specifically say “USDA Organic” if you are not using a non-green designated agent there is a very high chance that someone is going to try to pull a fast one on you and sell you a lemon of a house. When you work with me or any green designated agent we are trained to know what to look for and how to prove it. We look at all the possibilities when it comes to saving the planet which to your benefit also saves you tons of money along the way.  I also make it a point to work with mortgage and insurance brokers who know a thing or two about how to help you. Like did you know that there are loans specifically tailored to updating homes to be more green, or Insurance policies that will guarantee that you are always offered the most green product on the market?

 

How does it help you sell?

High performance homes sell quickly and for top dollar. Need I say more? I will, because if you are using a non-green designated agent, then they aren’t trained to know what to look for or how to price it and chances are they will unknowingly sell you short. Green designated agents know what green minded buyers are looking for and we know what to highlight to attract them. We also are well versed in which products are going to save the most energy and resources and how to get all your green qualifications to prove that you truly have a green home. Most importantly we know how to price the green features in your home to help you fetch top dollar for the upgrades that you have made to make your home green. We are qualified to speak with the appraisers and educate them on what to consider unlike other Realtors so that not only will your house sell for what its worth, but buyers can get a mortgage for what its worth and not have to underbid ensuring you get top dollar every time.
