55+ communities in Chester County


It’s no surprise that we have a growing need for communities catering to our more mature population, and recently I have had to do a lot of research into all these communities. Due to the growing need from clients I work with, but also because of the advertising for them, it is actually really hard to get any information about the communities without getting roped into a mailing list or call list or committing to a property. So, I have compiled a list of all the 55+ communities that I have had the pleasure of talking to this way you can get the information as well, without having to add your name to a list. Some of these communities are apartment style living, new construction quick delivery homes, some are being built with custom home designs, and some are resale only. These communities vary in amenities, from just lawn care, to extravagant clubhouses and activity centers. Whatever you are looking for, I hope this list helps you find what you need.

Big Elk- West Grove

Ryan Homes began construction of Big Elk in 2020 and plans to build 142 new-construction single-family and attached homes. The home models range from 1,889 to 3,104 square feet and have at least three bedrooms, two bathrooms, and an attached two-car garage. Big Elk is a 55+ community of new-construction homes in West Grove, Pennsylvania. Homebuyers will enjoy a variety of floor plans designed for active adult living as well as amenities and social opportunities within the community. West Grove is a small town that provides residents with a quiet, semi-rural environment, while still being within driving distance of bigger cities like Wilmington and Philadelphia.

Residents at Big Elk will have access to a community clubhouse that includes gathering space as well as a fitness center. There is also a resort-style pool planned for construction. Members of the community will be provided a low-maintenance lifestyle thanks to a homeowners’ association that takes care of landscaping and snow removal, as well as maintenance in communal areas throughout the neighborhood. With more free time, homeowners at Big Elk are free to travel and can enjoy visiting with family or pursuing new hobbies.


Brittany Hills- Avondale

Brittany Hills is a wonderful 55+ community in Avondale, Pennsylvania. Its location in Chester County is ideally situated near the Philadelphia area as well as Delaware and Maryland. This sought-after active adult neighborhood offers beautifully designed single-family homes with first-floor master suites and basements. Not only does Brittany Hills provide low-maintenance homeownership, on-site amenities cater to carefree and active lifestyle of its residents. Wilkinson Builders developed Brittany Hills in the early 2000s. It is now complete with 126 single-family homes designed specifically for active adults. Homebuyers can find a lovely resale home that offers 1,600 to 3,000 square feet of living space. A variety of sizes offer two to four bedrooms, two-and-a-half to four bathrooms, and an attached two-car garage. Exteriors were built with low-maintenance materials as well as brick features. All homes were designed with main-level living and full basements. Homeowners have more time to enjoy all of the great offerings at Brittany Hills because they do not have to worry about exterior-home maintenance. Yardwork like lawn care, snow removal, and trash removal are all covered by the association fee.

The heart of Brittany Hills is a spacious clubhouse that provides everything for social and fitness needs. Residents have access to a large gathering room and multi-purpose room that can be utilized for meetings and community events. Its catering kitchen is on hand for hosting a party or sharing a snack. There's also a card room and library available for book discussions and game nights. Fitness-minded folks will enjoy swimming laps in the indoor pool or lifting weights in the exercise room. After an invigorating workout, residents can freshen up in the locker rooms or relax their muscles in the whirlpool spa. Brittany Hills' thoughtful amenities continue outdoors with a patio equipped with chairs and tables. You will often find neighbors enjoying some friendly competition on the lighted tennis court and bocce ball court located adjacent to the clubhouse.


Harrogate- Landenberg

This age-restricted community in peaceful Southern Chester County was developed by Wilkinson Builders. Active adult homebuyers can find a resale home that was built between 2005 and 2010. The seven models offered range in size from about 1,760 to just over 3,000 square feet. A variety of home sizes includes two to three bedrooms, optional dens, two or three bathrooms, and an attached two-car garage.

Harrogate offers daily activities and diverse events geared towards forming friendships between neighbors and enhancing a sense of community. Residents can join a Zumba class, attend lunch in the clubhouse, grab a drink at the bar, or play poker with neighbors. An activities committee is constantly planning fun events like live entertainment at the clubhouse, themed parties, bus trips, art lessons, and more. 


Harlow Pointe- Landenburg

Harlow Pointe is a 55+ community in Landenberg, PA. This neighborhood features attached homes designed for first-floor living, energy efficiency, and comfort. Located along the Pennsylvania and Delaware state lines, homeowners in this community can enjoy living in a quiet country setting with the entertainment of both Wilmington and Philadelphia only a short drive away. With a homeowners’ association (HOA) taking care of exterior home maintenance, residents are free to come and go as they please.

Wilkinson Homes began construction of Harlow Pointe in 2016 and plans to build 42 homes. These attached residences range in size from 1,438 to 1,658 square feet and have two or three bedrooms, two or three bathrooms, and a one or two-car garage. Features include granite countertops in the kitchen, designer vanities with cultured marble tops in the bathrooms, and hardwood flooring in the kitchen and foyer. Homes are designed for first-floor living and built for energy efficiency and comfort with insulated glass windows, high-efficiency heating and air conditioning, and air infiltration barrier wrap on all exterior walls.


Hersheys Mill- West Chester

Hershey's Mill was completed in 2005 with 1,720 homes throughout 25 distinct villages. All villages include low-maintenance attached homes available on a resale-only basis. These residences generally include about 1,000 to over 3,000 square feet of living space. There were numerous models built with one to three bedrooms, two to four bathrooms and an attached or detached garage. Homes were built with low-maintenance exteriors and master suites on the first floor.

Hershey’s Mill is a gated 55+ community in West Chester, Pennsylvania. This popular community began in the late 1970s and now over 3,000 active adults call Hershey’s Mill home. Homebuyers can select a home that fits their unique size and price requirements because multiple developers have built within Hershey’s Mill throughout the years.

This active adult community in Chester County combines the best of both worlds, low-maintenance homeownership with a country club lifestyle. Not only does Hershey’s Mill include numerous thoughtful amenities, but there are dozens of clubs, activities, and planned trips for residents.

Jennersville Farm- West Grove

E.J. Walsh III & Associates began developing this wonderful 55+ community in 2004 Homebuyers can find an attached home in two different home styles: villas and carriages starting at $219,000. The villas contain four units per building and carriages include two units per building. Upon completion, this 100-home community will contain 60 villa homes and 40 carriage homes. The villa residences range in size from 1,480 to 1,800 square feet. Homebuyers can find a villa home offered in four models that have at least two bedrooms, two or two-and-a-half bathrooms, and an attached one or two-car garage. Carriages are two-unit structures that range in size from 1,600 to 2,450 square feet. Homebuyers can find a model offered in four plans that have one to two bedrooms, two or three bathrooms, and an attached two-car garage. This collection of homes offers the largest residences in Jennersville Farm.

The private clubhouse is the perfect location to host friends and family in the welcoming community room equipped with a fireplace. With a catering kitchen, recreation room, and meeting/card room, residents have a variety of ways to plan a holiday party or neighborhood event. Jennersville Farm’s residents also have access to an exercise room and library. The community is next door to a YMCA and a small shopping center. There is a golf course near by as well so that all residents find entertainment close by.


Knob Hill Farm- Honeybrook

This community started building homes in 2005 and finished the last build in 2012 so all the homes here will be resales. This community is located at a 40 minute drive from West Chester making it an ideal location for anyone who does enjoy a bit of nightlife and the wonderful restaurants in town. Its also located right next to Honey Brook Golf Club.

Amenities include a 6,000 sqft clubhouse a pool, gazebo, pond, library and card room. The men’s breakfast club, Bocce, Ladies luncheons, men’s and women’s golf, and water aerobics are some of the activities that this community offers as well.


Meadows at Hillview- Coatsville

Meadows at Hillview is a new 55+ community in Coatesville, Pennsylvania. Developed by Lennar Homes, this community will feature single-family homes and multiple amenities, including a clubhouse. Lennar Homes began the development of Meadows at Hillview in 2020. Upon completion, the community will consist of 91 single-family homes. Although floor plans have not been released yet, buyers can expect features such as quartz countertops, ceramic tile, hardwood flooring, and stainless steel appliances. Each home will also benefit from Lennar’s Everything’s Included® package, which includes upgrades such as basement waterproofing, custom cabinetry, and smart home accessories.

Residents of Meadows at Hillview will have access to a clubhouse with a game and billiards room, ballroom, and gathering spaces for clubs and events. A scenic lake will also be available for use by residents. 


Ovations at Elkview- West Grove

Iacobucci Homes developed 283 single-family and attached homes between 2005 and 2012. Active adults can select a resale home offered in eight models. There are a variety of home sizes that range from 1,560 to 2,662 square feet and many include optional lofts and basements. The heart of Ovations at Elk View is the amenity-rich clubhouse. This 7,100 square-foot facility is available exclusively to the residents of this community. It includes a crafts room, library, and card room with a billiards table. The resort-style clubhouse also has an exercise room, making it easy to stay fit throughout the year. Homeowners can utilize the sauna and indoor spa to relax their muscles after an energizing workout.

Ovations at Elk View’s resort-style amenities continue outdoors. Residents have access to courts for bocce ball and tennis. There are also horseshoe pits, a putting green, and chipping tee. During the warmer months you’ll often find homeowners swimming laps in the outdoor pool.


Preserve at Marsh Creek- Downingtown 

Preserve at Marsh Creek is a new 55+ community in Downingtown, Pennsylvania. This age-restricted community will offer homebuyers low-maintenance homes from trusted homebuilders like McKee Builders. In addition to quality home designs, residents of Preserve at Marsh Creek will also enjoy resort-style amenities and activities within a vibrant social atmosphere. Homeowners will also be able to take advantage of the community’s location within Chester County, which provides a tranquil and rural setting, yet allows easy access to modern conveniences and urban attractions.

Construction of Preserve at Marsh Creek began in 2020. There will be a total of 270 attached and single-family homes upon completion. The Heritage Collection by McKee Builders will offer homebuyers spacious attached villas ranging from 2,214 to 2,704 square feet and have three to four bedrooms, two-and-a-half to four bathrooms, and an attached two-car garage. Some of the features in this collection include open floorplans, spacious master suites, gourmet kitchens, second-floor lofts, and basements. The Regency Collection will offer homebuyers one- and two-story single-family homes ranging from 1,910 to 2,566 square feet and have two to five bedrooms, two to three bathrooms, and an attached two-car garage. These single-family homes feature open layouts, first-floor master suites, gourmet kitchens, formal dining rooms, spacious great rooms, tray ceilings, walk-in closets, and plenty of storage space.

Residents at Preserve at Marsh Creek will have access to world-class amenities. The community’s clubhouse will feature a multipurpose room, lounge, and catering kitchen, perfect for homeowners to socialize with neighbors. There will also be a fitness center, walking and biking trails trails, a dog park, and a yoga studio. There will also be a resort style pool with patio and firepit, along with bocce and pickelball courts. The HOA maintains the lawns and snow removal. 


Regency at Kimberton Glen- Phoenixville

Regency at Kimberton Glen is a 55+ community in Phoenixville, Pennsylvania. Providing a low-maintenance lifestyle along with a variety of amenities, Regency at Kimberton Glen allows homeowners to stay active and social. Utilizing the clubhouse, pool, and tennis court, residents can build new friendships and take part in clubs, fitness programs, athletics, and much more. Located near Downtown Phoenixville, Regency at Kimberton Glen offers convenient access to an array of local shops, restaurants, and entertainment venues.

Regency at Kimberton Glen features single-family homes that range in size from 1,691 to 2,329 square feet. The community offers six different floor plans with two to five bedrooms, two to four bathrooms, and a two to three-car attached garage. Hundreds of options are available for new builds, allowing each buyer to customize their home to their personal preference. Features in some homes include spacious great rooms, kitchen pantries, and covered patios.

The Arbours at West Goshen- West Chester

The Arbours at West Goshen is a 55+ community in Chester County, Pennsylvania. Situated in West Chester, residents have plenty of historic landmarks, charming boutiques, and everyday conveniences easily accessible.

The builder, Westrum, began construction of The Abours at West Goshen in 2009 and the community was completed in 2015 with 133 attached homes. These carriage-style residences include plenty of living space that ranges in size from 2,033 to 2,329 square feet. Seven models include two to three bedrooms and two to three bathrooms with first-floor master suites. Every home also includes an attached one or two-car garage. Attractive features include energy-efficient designs, stunning nine-foot first-floor ceilings, and a full-size laundry room.

The Arbours at West Goshen’s 4,250 sqft clubhouse includes an exercise room equipped with men and women’s locker rooms. The outdoor swimming pool is another great option for exercise throughout the summer. Whether looking to downsize or for a lock-and-leave residence, homeowners value living in a thoughtfully designed home without having to give up high-quality standards. With exterior-home maintenance handled by the association, residents can come and go as they please. The carefree lifestyle provided by owning a low-maintenance home will have residents finding themselves with more time to socialize and establish meaningful friendships with like-minded neighbors.


The Meadows at Wicklow- Oxford

Welcome to Cedar Knoll's newest up and coming community, The Meadows at Wicklow 55+ Active Adult Community.  Now selling ranch-style single-family homes with first floor owner's suites starting at $409,900. The Meadows at Wicklow is conveniently located just off the Nottingham exit from the Route 1 Bypass and only 13 miles away from the beautiful Chesapeake Bay area of North East, Maryland. Residents can enjoy all that bay life offers with Elk Neck State Park only 21 miles down the road. Whether you sail, kayak or boat you'll be sure to have an abundance of recreational fun. 

Homebuyers will enjoy a variety of floor plans designed for active adult living as well as amenities and social opportunities within the community. Nottingham is a small town that provides residents with a quiet, semi-rural environment while still being within driving distance of nearby metropolitan areas, such as; Baltimore, Newark and Philadelphia. 


The Villages at Hillview- Coatsville

Since 2003, Orleans Homes has been developing The Villages at Hillview based on the needs and desires of working adults and retirees. Its thoughtful community plan includes indoor and outdoor facilities throughout five amenity centers. Orleans Homes built 672 residences. A variety of single-family and attached homes can be found on a resale-only basis. The villas are attached ranch-style homes situated in quad formations and offer between 1,529 and 1,659 square feet. Homes include two bedrooms and two bathrooms with an attached two-car garage. An optional second floor includes a third bedroom and bathroom, ideal for overnight guests. Many townhomes have been built within The Villages at Hillview throughout the years. These multi-level attached home options range in size from 1,332 to 2,139 square feet. Homeowners can find a new or resale home that has two or three bedrooms, one-and-a-half to two-and-a-half bathrooms, and an attached garage. A variety of new resale single-family homes are available to homebuyers as well. These detached residences range in size from 1,448 to 2,311 square feet. They include two or three bedrooms, two or three bathrooms, and an attached two-car garage. All homes include first-floor master suites and many offer optional second levels.

The 16,000 square-foot clubhouse is the newest and largest facility in the community. It includes a ballroom and catering kitchen for special events, craft room, and billiards room. There is also a game room with poker tables, perfect for card nights and board games. Unlike most 55+ communities in Pennsylvania, the fitness center is a separate facility from the clubhouse. Here residents can enjoy working out at their own pace or join a group exercise class. Yearlong swimming is available with an indoor pool and spa as well as an outdoor pool and spa. The third amenity center in The Villages at Hillview is The Lodge. This is the second-newest facility and hosts events in the reception hall and computers in the tech center. There is even a library that provides a cozy place to read or start a book club.


The Woodland at Greystone- West Chester

New Builds still available in this community started in 2019 by Builder NVHomes with plans to build 86 single-family homes total. The one- and two-story single-family homes range from 2,820 to 3,998 square feet with two to five bedrooms, two to four bathrooms, and attached two-car garages. Homes start in the $700s.

Residents of The Woodlands at Greystone have access to several amenities. The amenities feature a clubhouse with a fitness center, yoga studio, and multipurpose gathering spaces. Outside, homeowners are able to enjoy a resort-style pool with a whirlpool spa and a spacious patio. The Woodlands at Greystone also features several tennis and bocce ball courts. The grounds of the community will provide access to a 163-acre nature preserve with three scenic lakes and seven miles of winding walking trails that residents can enjoy throughout all four seasons


The Woods at Rock Raymond- Downingtown

The Woods at Rock Raymond is a wonderful 55+ community ideally located in Chester County, Pennsylvania. Homebuyers can find a low-maintenance townhome that meets their size and style requirements. The Woods at Rock Raymond is a picturesque neighborhood that backs up to untouched wooded areas. This age-restricted neighborhood in Downingtown offers a tight-knit sense of community for its active adult homeowners. Homebuyers can find a new construction or previously owned townhome offered in eight unique models. Customizable floor plans range in size from 1,465 to 2,181 square feet with two to three bedrooms and two or two-and-a-half bathrooms. Some units include a one-car garage while other units include a two-car garage.

The Woods at Rock Raymond is a neighborhood that encourages residents to enjoy the great outdoors with its beautifully landscaped streets. Though there is no on-site clubhouse, residents can utilize the lighted tree-lined walking trail to exercise on a nice day. The wooded areas that surround the community also include nature walking paths. Homeowners never have to worry about landscaping and lawn maintenance as well as snow removal and exterior-building maintenance because it's handled by a professional management company. 


Traditions at Inniscrone- Avondale

Multiple builders have constructed quality homes within Traditions at Inniscrone throughout the years. This age-restricted community consists of 167 single-family homes built between 2000 and 2013. Active adults can find a resale home that has between 1,406 and 2,788 square feet of living space. Residences have two to four bedrooms, two to three bathrooms, and an attached garage. HOA fees include lawn maintenance, snow removal, and common area maintenance. Traditions at Inniscrone is a 55+ community situated in Avondale, Pennsylvania. Residents enjoy the small-town charm in Southern Chester County in a retirement-friendly state. Not only is Philadelphia an hour’s drive away but Wilmington, Delaware is just 30 minutes away.

Active adults residing within Traditions at Inniscrone enjoy private use of a lovely clubhouse. It’s the perfect place to meet a club in the great room or card room and host a holiday party by utilizing the catering kitchen. There is even a billiards room with table tennis and table shuffleboard. The exercise room is well-equipped with machines for a workout anytime of the year. After a long workout, the sauna provides a great place to relax. During the summer months, the outdoor pool and patio are both a popular place where residents swim laps and socialize poolside. The thoughtful outdoor amenities are complete with walking and biking trails that wind throughout the community. Golf enthusiasts will not only appreciate the golf course views, but the memberships available at the adjacent 18-hole golf course. Inniscrone Golf Club’s clubhouse has a pro shop and restaurant. There are even golf practice facilities which includes a driving range.


Traditions at Longwood- Kennet Square

Traditions At Longwood is a community for 55+ Active Adults located in beautiful Southern Chester County, Pennsylvania. Located just minutes from the world renowned Longwood Gardens and historic Kennett Square, and also in the area are Winterthur and the Brandywine River Museum. This is a community of 300 single family homes, two clubhouses, which have finished the final phase of construction and are available for resales only.

Amenities include: a pool, two tennis courts, four pickleball courts, two community gardens and other amenities. The community has 31 acres of maintained common ground and a beautiful two acre pond with swans.


Traditions of America West Brandywine- Downingtown

This community broke ground in 2019 and still has lots available for new construction homes. The community will consist of 226 low-maintenance single-family homes upon completion. The five floor plans types will range from 1,536 to 2,981 square feet with two or three bedrooms, two or three bathrooms, and attached two-car garages. Homeowners can choose between one- and two-story home configurations, but each residence will be designed for main-floor living. Most homes will feature open floor plans, gourmet kitchens with central islands, and master bedrooms with spacious walk-in closets. Some homes will include vaulted ceilings, finished basements, covered patios, and breakfast nooks. The floor plans also offer abundant customization options. Homeowners can design the home of their dreams with sunrooms, screened-in porches, room extensions, spa-like master bathrooms, gas fireplaces, and more.

Residents will enjoy a low-maintenance lifestyle thanks to a homeowners’ association that takes care of lawn care, leaf removal, snow removal, and exterior home maintenance. With the additional free time provided by a lock-and-leave lifestyle, homeowners will be able to spend more time pursuing their hobbies, visiting family, and traveling. When it comes to social activities, clubs, and events, a full-time lifestyle director will maintain an active social calendar for residents to enjoy. Planned activities include happy hours, seasonal parties, fitness classes, wine tastings, and group excursions. When residents are looking for entertainment options, they’ll find them at Regal Downington & IMAX, Palace Bowling & Entertainment Center, and SALT Performing Arts at The Theatre at Yellow Spring. Local attractions include the Tyler Arboretum, the Longwood Gardens, and The National Iron & Steel Heritage Museum. Active adults who want to get outside will find plenty of options close by. Golfers will find multiple courses to play, such as Applecross Country Club, Ingleside Golf Club, Downington Country Club, and Honeybrook Golf Club.


Victoria Gardens- Kennet Square

Victoria Gardens a truly unique and wonderful 55+ home in the heart of Chester County. This friendly community offers camaraderie, great facilities, great location and the wonderful town of Kennett Square. Victoria Gardens is an active adult (55-plus) community of condominium "flats" (elevator building) and single family ranch-style homes built circa 2004 by Heron Hill Properties. Interior living space ranges from approximately 1,200-2,400 sq. ft. There is a fitness center in the community clubhouse, and a tennis court, and the proximity of both longwood gardens and all of the shopping and dining in kennet Square make this a great community for those who like to enjoy the small town feel with the big city experience.


Villages at Penn Ridge- West Grove

Villages at Penn Ridge is a 55+ community in West Grove, Pennsylvania. Buyers will find single-family homes available on a resale basis in two models. Canon Custom Homes constructed Villages at Penn Ridge from 2000 to 2004 with a total o184 single-family homes. The homes range from 1,580 to 3,100 square feet, with two bedrooms and two to four bathrooms. Most homes have an attached two-car garage as well as driveway space for parking.

Residents at Villages at Penn Ridge have access to several amenities throughout the community. The clubhouse includes an exercise center and various rooms for activities, meetings, and social events. The community is also home to ample natural space throughout the neighborhood. 


Westtown Reserve- West Chester

Westtown Reserve in Chester County, PA is a 55+ community that offers low-maintenance condos. This active adult community in West Chester only has 32 units, which makes it easy to get to know neighbors and make lifelong friendships. These modern condos are situated with eight units on each floor of a four-story building.
